THIS BOOKING CONFIRMATION CONFIRMS YOU AGREE WITH OUR TERMS AND CONDITIONS.
PLEASE ENSURE YOU READ THROUGH OUR TERMS & CONDITIONS PRIOR TO YOUR ARRIVAL.
Booking Conditions
The full balance of your holiday is due upon booking.
The pitch price includes two cars and one unit (tent, caravan, motorhome or trailer tent) if you have additional guests, cars, dogs, boats/jet skis or if you are putting up a pup tent or gazebo, these are charged as extras.
All extras must be paid for before putting them onto your pitch. Inspections will be made to ensure extras are paid for.
No all-male or all female parties are accepted on the park without prior permission. All reservations must include a person of at least 21 years of age.
The pitches on our park are natural grass. They will wear due to use during the year and the weather. Your pitch will be usable but may not look exactly like the website pictures which were taken at the beginning of a season.
We will always try our best to allocate you a pitch in your preferred area, however due to unforeseen circumstances; we cannot guarantee that you will not be moved.
Arrivals & Departures
The Glass house, Superior Shepherd huts, Master safari tent, Safari tent, Mini Safari tent, Stargazer, Emperor Pod, Royal pod, Malvern Pod and The Duke pod can be occupied AFTER 2pm on the day of arrival and must be vacated BEFORE 10am on the day of departure unless alternative arrangements are made with reception, subject to availability.
All touring pitches can be occupied from 2pm on the day of arrival and must be vacated BEFORE 12pm on the day of departure unless prior arrangement is made with reception, subject to availability.
You must check-in prior to pitching your caravan or tent.
Late arrivals should check in at The Warden accommodation opposite The Duke Pod when Reception is closed.
NO ARRIVALS AFTER 10pm WITHOUT PRIOR PERMISSION.
Pitch & Accommodation
The price of a pitch includes four people. You may have a maximum of six on your pitch at an additional charge.
Seven or more people require an additional pitch. All children over one year old are chargeable.
All Hot tubs and Saunas are all an additional charge this is not included in your accommodation stay this must be prebooked prior stay.
A £100 security deposit will be taken upon check in.
A charge can be incurred in the event of any breakage, damage or theft in the Safari Tents, Star Gazers, Shepherd Huts, Superior Shepherd huts, The Duke Pod, Malvern Pods, The Royal Pods, Mini Safari and Emperor Pods. or if the accommodation is found to have been left in an unacceptable condition.
Osea Leisure Park operates a NO NOISE POLICY BETWEEN 10 pm and 9am.
Whilst every effort is made to provide the facilities advertised, we regret that we are unable to accept any liability for the lack of any facility or accommodation due to a technical breakdown or circumstances beyond our control.
Cancellation Policy
If you cancel before your holiday starts you will receive a refund according to the following scale:
– Cancellation 0 – 14 days before start – no refund
– Cancellation 15 – 28 days before start – 25% refund
– Cancellation 29 – 56 days before start – 50% refund
– Cancellation 57 days or more – full refund
No transfers will be made to any booking within 14 days of the arrival date or once your booking dates have passed.
Please note that the deckhouse and restaurant are open limited hours during mid and low season.
Parking & Visitor Parking
Customers are requested to leave their cars on their pitches to reduce traffic flow on the park. All additional cars & Day visitors must utilise the pay and display carpark at entrance of the park.
Boats, Jet Ski’s & Fishing
Boats or Jet Skis are not permitted to use the park’s slipway until payment of a daily ramp fee and providing proof of current insurance details.
Fishing on the Blackwater Estuary is only permitted when a permit is purchased from the River Authority.
Dogs
Dogs are permitted. However, the permission for a pet may be withdrawn if the animal is a nuisance. All dogs must be always kept on a lead whilst on the park.
Smoking
There is a strict no smoking policy in The Deckhouse, Reception and Safari Tents, Glass Houses, Star Gazers, Shepherd Huts, Superior Shepherd huts, The Duke Pod, Malvern Pods, The Royal Pods, Mini Safari and Emperor Pods.
If you are making multiple bookings, we require the full details of each pitch, this includes full name, address, telephone number and car registration.
Hot Tubs & Sauna
If the hot tub or sauna becomes in a unfit state due to misuse during your visit then it will be emptied and not refilled. A refund will not be given and if there are further costs for damage or cleaning then this will be chargeable.
Hot tub use is permitted between the hours of 10am-10pm.
Please be considerate to guests in the neighbouring cabins.
Glassware must not be used on or around the hot tub or sauna.
Water temperature between 34-35oC is recommended.
Bathers must not exceed the maximum number permitted in the hot tub (4).
NO one under 16 years of age are permitted to use the hot tub or sauna.
No drugs or alcohol.
No Smoking.
Pregnant women are advised to consult with their doctor before using a hot tub or sauna.
You use the hot tub and sauna at your own risk.
Osea Leisure park cannot be held responsible for your safety whilst using the hot tub or sauna.
Breakages, Damages, and theft
Any breakages, damage and theft costs will be deducted from your security deposit and any additional costs will be invoiced to you separately.
Complaints Procedure
You must not cause a nuisance on the park and must ensure that no member of your party does either.
If you or any member of your party commit a serious breach of this Agreement or any other rules displayed at the park, we may terminate the booking. If the breach is capable of remedy, then before we cancel the booking, we will give you notice which gives you the opportunity to remedy the breach within a reasonable period. Depending on the nature of the breach, this period may be short – for example a notice relating to anti-social behaviour will generally require remedy immediately. Staff have the power to confiscate all alcohol or tobacco products from under aged people.
If you have any problems during your holiday with us, please notify our reception staff immediately so we can help you. If is more difficult to investigate a complaint if we only hear about it after you leave. <http://ec.europa.eu/consumers/odr>
Your statutory rights are not affected.
Data Protection
The information taken at time of booking is required to be collected for the purposes of processing your reservation at Osea Leisure. We may process your data to keep you informed of our activities and to keep you updated with news, offers and other information that may be of interest to you. If you do not want us to use your information for the marketing purposes described in this paragraph, please let us know. We may also disclose your data to CampStead Ltd who may contact you, inviting you to complete a questionnaire and review regarding your stay at our park.
