This booking confirmation confirms you agree with our terms and conditions. Please ensure you read through our terms & conditions prior to your arrival. Terms and conditions revised 29/06/16.

Booking Conditions
The full balance of your holiday is due upon booking. There is a 2% charge on all credit card transactions. The pitch price includes, two carsand one unit (tent, caravan, motorhome or trailer tent) if you have additional guests, cars, dogs, boats/jet skis or if you are putting up a pup tent or gazebo, these are charged as extras. All extras must be paid for before putting them onto your pitch. Inspections will be made to ensure extras are paid for.

No all-male or all female parties are accepted on the park without prior permission. All reservations must include a person of at least 21 years of age.

The pitches on our park are natural grass. They will wear due to use during the year and the weather. Your pitch will be usable but may not look exactly like the website pictures which were taken at the beginning of a season.

We will always try our best to allocate you a pitch in your preferred area, however due to unforeseen circumstances; we cannot guarantee that you will not be moved.

Arrivals & Departures
Lodge Tents, Treehouse, Tipis and Shepherd Huts can be occupied AFTER 1.30pm on the day of arrival and must be vacated BEFORE 11am on the day of departure unless alternative arrangements are made with reception, subject to availability.

All touring pitches can be occupied AFTER 12pm on the day of arrival and must be vacated BEFORE 11a.m on the day of departure unless prior arrangement is made with reception, subject to availability.

You must check-in prior to pitching your caravan or tent

Late arrivals should check in at the Deckhouse Restaurant or Wardens Caravan when Reception is closed. NO ARRIVALS AFTER 10P.M. WITHOUT PRIOR PERMISSION.

Pitch & Accommodation
The price of a pitch includes four people. You may have a maximum of six on your pitch at an additional charge. Seven or more people require an additional pitch. All children over one year old are chargeable.

A charge can be incurred in the event of any breakage, damage or theft in the Lodge Tent, Treehouse, Tipi and Shepherd Hut, or if the accommodation is found to have been left in an unacceptable condition.

Osea Leisure Park operates a NO NOISE POLICY BETWEEN 10 pm and 9am.

Whilst every effort is made to provide the facilities advertised, we regret that we are unable to accept any liability for the lack of any facility or accommodation due to a technical breakdown or circumstances beyond our control.

Group Bookings
All group bookings including payments are managed by the lead party. The lead party goes free* on group bookings of 5 or more pitches.

*Maximum free stay of two nights, standard rate applies to additional nights.

Cancellation Policy
If you cancel before your holiday starts you will receive a refund according to the following scale:

Cancellation 0 – 14 days before start – no refund
Cancellation 15 – 28 days before start – 25% refund
Cancellation 29 – 56 days before start – 50% refund
Cancellation 57 days or more – full refund

No transfers will be made to any booking within 14 days of the arrivaldate or once your booking dates have passed.

Park Facilities
Please note that the clubhouse and restaurant are open limited hours during mid and low season.

Parking & Visitor Parking
Customers are requested to leave their cars on their pitches to reduce traffic flow on the park. All visitors must leave their cars in the car park opposite and walk to the pitch they are visiting. There is a parking fee of £5.

Boats, Jet Ski’s & Fishing
Boats or Jet Ski’s are not be permitted to use the park’s slipway until payment of a daily ramp fee and providing proof of current insurance details. Fishing on the Blackwater Estuary is only permitted when a permit is purchased from the River Authority.

Dogs are permitted. However, the permission for a pet may be withdrawn if the animal is a nuisance. All dogs must be kept on a lead at all times whilst on the park.

There is a strict no smoking policy in The Deckhouse reception and Lodge Tents, Treehouse, Tipis and Shepherd Huts.

If you are making multiple bookings we require the full details of each pitch, this includes full name, address, telephone number and car registration.

Complaints Procedure
You must not cause a nuisance on the Park and must ensure that no member of your party does either.

If you or any member of your party commit a serious breach of this Agreement or any other rules displayed at the park, we may terminate the booking. If the breach is capable of remedy, then before we cancel the booking we will give you notice which gives you the opportunity to remedy the breach within a reasonable period. Depending on the nature of the breach, this period may be short – for example a notice relating to anti-social behaviour will generally require remedy immediately.

Staff have the power to confiscate all alcohol or tobacco products from under age people.

If you have any problems during your holiday with us, please notify our Reception staff immediately so we can help you. If is more difficult to investigate a complaint if we only hear about it after you leave.  http://ec.europa.eu/consumers/odr
